Moisture – signs are a moldy smell, flaky plaster, and watermarked walls or ceilings, suggesting a leaking roof or plumbing. Check that the roof gutters are not rusted on their inside edges and damage to the roofing material.

Structure – look for cracks or bowing in walls, ceilings, and look in the attic for insulation. Look up at the lines of the roof externally if possible to check if they are straight and level. If the property has a flat or nearly flat roof, check out the material with which it sealed.

Age – roofs have a life expectancy of 15-25 years, depending on the materials. How long will it be before you need to replace it, and at what cost.
